Dudley, Massachusetts is a rural, upland college town with two major rivers, the Quinebaug and the French. After King Philip’s War, in 1684, the Nipmuck Indians sold large tracts of land to colonists, and the town was populous enough to be incorporated in 1731. Dudley was the first town incorporated after the formation of Worcester County.

Dudley was at first perceived to be unsuited for agriculture, but the large number of ponds and reservoirs created in the 19th century provided ample water power for significant textile, manufacturing and industrial development. Along with its industrial base, and despite its reputation, Dudley maintained a large agricultural establishment, growing hay, grains and vegetables and raising sheep and cattle.

The introduction of woolen mills made Dudley an industrial force in the county and by 1832, broadcloth and satinet were being produced by residents and French Canadian and Irish immigrants. The town’s economy was dominated by the textile industry until the 20th century.

Modern Dudley still maintains remnants of its rural past in the poultry farms and dairy farms which produce milk, butter and cheese and vegetable and market gardens. Amesbury, Massachusetts is a suburban community with an unusual industrial and manufacturing history. First settled by Europeans in 1645, the town’s earliest industries included mills, shipyards and a heavily used ferry operation across the Merrimac River to Newburyport.

The situation of Amesbury at a transportation crossroads of Interstate 95 and 495 gives the town a good competitive edge for both residential and commercial development. Along with the sturdy 19th century commercial buildings, Amesbury is also rich in Federal-period residences, lovingly preserved by the community as a reminder of its rich history. Aaron Auxier discusses the 2009 Home Value Percentage Map recently released by First American Title Company in the Review Journal. Sadly, according to the map, zip code 89109 was the hardest hit area in town with a 60% depreciation in 2009 (approx. twice as bad as many of the city’s other areas). Aaron explains that the news is disheartening, especially as a new developer is currently trying to close escrow on the contracts of their Las Vegas Strip condo units (which were sold for upwards of $2,000 a square foot during the pre-construction boom).

Aaron points out that it’s frustrating that 89109 shows such a slouch and how the true replacement cost numbers, as well as intangibles of why developers are hesitant to sacrifice their prime Las Vegas Strip land for residential high-rise condominiums are rarely reported.

In good news, while new projects attempt to close escrow at double and possibly triple the price, buyers are using this time to swoop up on resale units (many times short sales or REOs) at properties such as Panorama Towers, Sky Las Vegas, and Turnberry Place.

Finally, Aaron informs buyers why they need to research what TRUE Buyer’s Agency means to their purchase, and the dangers of walking into one-sided, on-site developer’s agents (and hearing their spin).
